Terms of use

fixandflip.loans is an independent website ("we", "us"). By using the site you agree to these terms. If you don't agree, please don't use it.

What this site is

Fix and Flip Loans publishes a free fix-and-flip calculator, a comparison of the terms hard-money and DSCR lenders publish on their own websites, and guides for real estate investors. It covers business-purpose loans on investment property only, not loans for a home you or your family will live in. We are not a lender, a loan broker, a mortgage loan originator or a tax adviser. We don't make loans, take loan applications, quote rates, negotiate terms or decide who qualifies, and we're not affiliated with any lender in the table.

Information, not advice

Everything here is general information. It isn't financial, tax, legal or investment advice for your situation, and using the site doesn't create a client, advisory or fiduciary relationship. Your lender's term sheet, your tax return and a qualified professional decide what applies to you.

The calculator gives estimates; lender terms are as published

The calculator does arithmetic on the numbers you enter. Its example deal is made up. Results are estimates from your inputs, not offers of credit, approvals or predictions of profit. The lender table repeats what each lender published on its own website on the date shown, with a link to that page; lenders change terms often, advertised starting rates are best cases, and only the lender can quote your deal. Where a figure comes from a public source (IRS, state revenue departments, ATTOM), the page names it and its date.

What you send us

If you send the contact form or the deal question form, a person on our side reads it and replies by email. We don't pass it to a lender. Please don't send account numbers, Social Security numbers, documents or other sensitive details. You confirm that what you send is accurate and yours to send. How we handle it is in our privacy policy.

Acceptable use

Don't use the site to break the law, send spam or harmful code, try to get into parts of it that aren't public, overload it, or collect other people's information. Automated reading for search and AI search indexing is fine as set out in our robots.txt.

Our content and data

The text, design, graphics and calculator on this site belong to fixandflip.loans. You are welcome to link to any page and to quote short passages with a link back. Please ask before republishing anything more. Lender names and terms belong to the lenders and are quoted from their own sites; lender names are used only to identify them.

Links to other sites

We link to lenders' own sites and to government sources so you can check what we quote. We don't control those sites, a link or a listing isn't an endorsement, and we aren't responsible for their content, offers or practices. No one pays us for these links or listings today; if that changes, the link and our how we get paid page will say so.

No warranties

The site is provided as it is and as available. We work to keep it accurate and current, but to the extent the law allows we make no warranties, express or implied, including that the content is complete, current or fit for a particular purpose.

Limit of liability

To the extent the law allows, fixandflip.loans isn't liable for indirect, incidental, special or consequential losses from using the site or relying on its content, and our total liability for any claim about the site is limited to US$100. Some states don't allow these limits, so they may not all apply to you.

Indemnity

If you misuse the site or break these terms and someone brings a claim against us because of it, you agree to cover our reasonable costs of that claim, to the extent the law allows.

Governing law

These terms are governed by the laws of the State of Florida, without regard to its conflict-of-law rules.

Disputes

If you have a problem with the site, tell us through the contact form first and give us 30 days to try to resolve it informally. Either of us may bring an individual claim in small-claims court if it qualifies. Otherwise, any dispute about the site will be resolved by binding individual arbitration administered by the American Arbitration Association under its Consumer Arbitration Rules, and not as a class action or class arbitration. You can opt out of this arbitration and class-action waiver within 30 days of first using the site by sending a "Legal notice" through the contact form with your name and a sentence saying you opt out. Send any other legal notice the same way.

Changes

We may update these terms. The date at the top shows the latest version, and changes apply from that date forward.
