How we get paid

Everything here is free to use: the calculator, the lender comparison, the guides and sending us a question about a deal.

Who pays us

Today, nobody. No lender pays us for a listing, a link, a position in the table or a request, and the links to lender sites carry no tracking code. We never charge you, and we never ask for an application fee, a deposit or any payment. If someone who says they work with us asks you for money, tell us.

If that changes, this page will say so first, the privacy policy will be updated before anything changes, and the form will ask for your consent before anything you send is shared with a lender.

The lender comparison lists lenders in alphabetical order with the terms they publish, each linked to the page it came from and dated. No lender reviews or approves its row.

What we don’t do

• We don’t make loans, set rates, or decide who qualifies.
• We don’t negotiate terms, advise you on a particular loan, take loan applications or collect your documents, and we don’t pass what you send to lenders.
• We only take questions about business-purpose loans on investment property. Not for a home you or your family will live in.
• We aren’t taking questions about property in Arizona, California, Idaho, Minnesota, Nevada, North Dakota, Oregon, South Dakota, Utah or Vermont for now, because those states may license anyone who arranges these loans.

Your information

What you send is stored by us, read by a person and answered by email. It isn’t sold or shared. The privacy policy has the details, and you can ask us to delete it at any time.
