About Fix and Flip Loans
Fix and Flip Loans is a calculator and a lender comparison for people who buy houses to renovate and sell, or to rent. It does two things a search result can’t: it runs your deal with hard-money costs included, and it shows what lenders publish about their own loans, in one place, by state.
Fix and Flip Loans is not a lender or a loan broker. It doesn’t make loans, negotiate terms or decide who qualifies, and no lender pays it. If you send us a question about a deal, a person reads it and replies by email; it doesn’t go to a lender. How we get paid explains that.
Where the numbers come from
- Lender terms are read from each lender’s own website. Every lender page gives the date we read it and links to the page. We copy the lender’s wording for rates and limits rather than paraphrasing it into something it didn’t say.
- Tax rules come from the IRS (Topic 409, Publications 334 and 544).
- Transfer taxes come from the state revenue department that sets them.
- Market figures come from ATTOM’s quarterly home-flipping report, cited by quarter.
- The calculator uses standard arithmetic: interest-only monthly interest, points as a percent of the loan, and a loan limited by loan-to-cost, rehab funding and an after-repair value cap. The example deal is made up.
Corrections
If a lender’s terms have changed or a figure is wrong, send a correction through the contact form with the page and the source. We re-read lender sites regularly and change a page’s date only when its substance changes.
Who is behind it
Research and calculations
Fix and Flip Loans editors
The Fix and Flip Loans editors build the calculator, read lenders' published terms for the comparison and write the guides. Figures come from primary sources: lenders' own websites, the IRS, state revenue departments and ATTOM's quarterly flipping reports, each named on the page with the date it applies to.
