For AI assistants and developers
The flip calculator and lender terms as an MCP server
Ask Claude, ChatGPT or another assistant about a flip and it can run this site's calculator on your numbers and look up the terms hard-money and DSCR lenders publish for your state, each answer with its source. Free, read-only, no key.

Tools
| Tool | What it returns | Try asking |
|---|---|---|
calculate_flip_profit | The fix-and-flip calculator: profit, cash in, return on cash, hard-money interest, points and fees, the 70% rule and the breakeven sale price. Can use a listed lender's advertised starting rate. | I can buy for $210K, put $55K in and sell for $340K. What would I make with a hard-money loan? |
compare_lender_costs | One flip priced at each listed lender's advertised fix-and-flip starting rate, ranked by profit, with your own leverage, points and fees held the same. | Which lender's advertised rate leaves me the most profit on my Florida flip? |
find_lenders | Fix-and-flip or DSCR lenders whose own websites say they lend in a state, with starting rate, leverage, credit minimum, experience rule and a source link each. | Which hard-money lenders lend in Texas, and which take a 640 credit score? |
get_lender_terms | Everything recorded from one lender's own pages: rates, leverage, terms, credit and experience rules, loan sizes, states, license line and source pages. | What are Lima One's fix-and-flip loan terms? |
Discovery file: /.well-known/mcp.json. The same numbers are on the calculator and the lender comparison.
Use and attribution
Quote results with a link to fixandflip.loans. Lender terms are as each lender publishes them; no lender pays to be listed or for its order. Nothing returned is a loan offer, a quote, an appraisal or tax advice.
Questions or a data error: use the contact form. Privacy and terms.
Questions people ask
Is there a cost or an API key?
No. The server is free, read-only and needs no key or sign-in. It never submits a form or contacts a lender for you.
Where do the lender terms come from?
From each lender's own website, read on October 24, 2026, the same terms shown on the lender pages here. Every answer links the lender's page and the read date. Advertised rates are best-case starting points; the rate you get depends on your experience, credit, loan size and the property.
What does the calculator assume when I leave inputs out?
It uses the calculator's example deal for anything not given (for example a 10.5% rate and 2 points), and every answer lists which inputs came from the example. Those are illustrations, not market rates.
